Industrial space and apartments planned near Avalon Park off Innovation Way
A new owner is looking to triple the size of a planned industrial and self-storage develo9pment near Avalon Park. Innovation Way Self Storage, an affiliate of Shadowbrook Development, bought the 12.5-acre property at 4410 Innovation Way last October for $2.54 million. The property had approved plans from 2019 that included four self-storage buildings totaling 80,347 square feet and 453 self-storage units, along with an additional 1,600 square feet of office space, but the new owner recently submitted plans for 316,000 square feet of light industrial uses. Innovation Way Self Storage LLC is associated with Longwood-based construction company PLC Construction. PEC Surveying and Mapping is the surveyor, Kimley-Horn is the civil engineer, and Bio-Tech Consulting, Inc. is the environmental consultant. The land is the second parcel of Redditt PD, which includes two parcels with roughly 46 acres. The latest plans for parcel 1 include 350 apartments and 30,300 square feet of industrial space. Reddit PD sits on vacant land that was designated a brownfield in 2015. Property records indicate that Orlando-based Sentinel Capital is the owner of parcel 1, which spans 34 acres. The latest plans filed with the county don’t indicate how the specifics of how the 316,000 square feet of light industrial space on Parcel 2 would be used, but the owner wants to amend the approved Reddit PD to specify that four main uses be allowed for the property. The first use is self-storage/mini-warehouses and the second use is boat/recreational vehicle outdoor storage. The other two allowable uses would include wholesale nursery operations and a golf driving range or baseball batting cage. The plans for industrial development on parcel 2 of Redditt PD went before the Orange County Technical Review Group (TRG) on Wednesday. Another item on Wednesday’s TRG meeting was the plans for Boggy Creek self-storage, which call for the construction of 5 self-storage buildings with a total of 337,350 square feet on an 8-acre property at 14140 Boggy Creek Rd. Property records indicate that the owner of the Boggy Creek self-storage site, Windermere-based Real Property International, purchased the land in August 2019 for $1.8 million under the name Dmh Bcr LLC. Other companies working on the project include engineer and landscape architect Kimley-Horn, architect C4 Architecture, surveyor Bishman Surveyors and Mapping, and environmental consultant Modica and Associates. The Boggy Creek self-storage property is proposed for a rapidly growing area in southern Orange County, directly north of the two-phase NonaWest development by D.R. Horton, which will include 756 apartments and 188 townhomes upon completion. NonaWest is part of the Tyson Ranch PD, a roughly 75-acre mixed-use project with a mix of single-family houses, townhomes, apartments, hotels, and commercial/retail space.
