SoGood project south of downtown Dallas to include innovation center
Real estate firms plotting a major redevelopment just south of downtown Dallas plan to construct an innovation center, more residences and eateries in the project.
Called SoGood, the more-than-15-acre mixed-use project is in the works along South Good-Latimer Expressway and Cesar Chavez Boulevard just south of Interstate 30.
It’s a development of Dallas-based Hoque Global. The developer recently announced the first phase of the development — a 266-unit apartment community to be built by Dallas’ Corsair Ventures.
Hoque Global plans to partner with GSV Ventures, a California-based firm, to build a business incubator in the SoGood development. The GSV Labs at SoGood will house start-up companies, entrepreneurs and fledgling creative firms.
“We are excited to put a GSV Labs at the heart of the SoGood development,” GSV co-founder Michael Moe said in a statement. “We look to be a magnet of talent not only in the Dallas marketplace, but really in the regional marketplace and frankly from a global perspective.”
The developers detailed plans for the construction at Tuesday’s annual meeting of the economic development group Downtown Dallas Inc.
“We have all sorts of innovation programs happening all across the region, but what’s interesting about SoGood is the intentionality of the stakeholders involved,” Dallas entrepreneur and community leader Trey Bowles said in a statement. He’s working with Hoque Global on the project.
“What the team recognizes is what the real components are that occur and make innovation, and how you create the right environment for those organic collisions to happen,” Bowles said.
SoGood, one of Dallas’ most ambitious redevelopment projects, has been on the drawing boards more than three years. Hoque Global bought about nine blocks of land on Dallas’ near south side for construction of the project. The area is now occupied by vacant commercial buildings.
